Job Description

Position would require meetings in Cerritos, CA 2-3 days per week. 
 
Applies workplace strategies through an integrated approach to property portfolio/real estate activities, incorporating the operating model to manage the cost of occupancy, improve space utilization and drive down overall real estate costs through continuous improvement. Responsible for managing and negotiating provisions and construction of real estate assets for CareMore’s network systems and operations.  Other duties include but are not limited to:
  • Provides leadership and guidance to the CRE Workplace Planning Team and Partners in the development and implementation of strategies that will influence and shape the Anthem workplace;
  • Accountable for delivering significant reductions in total cost of occupancy through effective management of Property Utilization, Portfolio Transaction and Move Management Practices;
  • Oversee the development of space forecasts to meet the business needs of the Strategic Business Units (SBUs) based on business projections, headcount projections, & space utilization.
  • Identifies efficiency and cost savings opportunities within CareMore’s Care Center operations, nationwide, as it relates to real estate.
  • Interacts with CareMore’s leadership team to identify real estate solutions for their business requirements.
  • Assists with implementation of new care centers in new markets.
  • Manages new market real estate needs; identifies efficiencies and savings opportunities within real estate in existing markets.
  • Develop a workplace planning engagement model that delivers consistency in approach and clearly defines the needs of the SBUs, actively tracks planning initiatives, and successfully measures the outcome of Anthem’s Workplace Strategies.
  • Compile data and conduct benchmarking studies with accepted industry standards and acknowledged industry best practice implementers for key real estate strategy and planning activities/practices.
  • Lead the development of processes, policies, and guidelines for workplace design which creates balanced equity across all SBUs, provides a work environment that enhances the associate experience, and supports the work process through the built environment (design, brand, culture, technology, and wellbeing).
  • Ensure proper collaboration between Planning team, Execution team, and all CRE functional areas internally and externally to define project specifications in terms of cost, schedule, facilities design and construction to insure alignment exists between SBU and CRE strategies and objectives and review design development and construction documents to ensure conformance with the project scope and defined construction standards & specifications.
  • Mentors, manages, and actively contribute to staff development through effective recruiting, training, coaching and team building.
  • Participate in the preparation of staff development plans.
  • Select, develop and evaluate staff to ensure the efficient operation of the function.
  • Stay abreast on industry trends in the field of design thinking, workplace technology advances, office interior design, change management, occupancy and space planning, and user experience design and how each supports and/or drives workplace strategies.
  • Oversee the management of partners and consultants to ensure operations, performance and compliance to contract.
BS/BA degree in Architecture, Interior Design, Construction Management, Engineering, Business or equivalent; 12+ years directly related experience in Corporate Interior or Workplace Design projects or equivalent; 8+ years of leadership/management supervisory experience; 8+ years of experience in real estate strategy development and implementation; which would provide an equivalent background.
